What is the process for building a new home?

When looking at building a new home here are a few steps to get you started. Contact your local building officials for building by-laws, as there may be by-laws you are unaware of. What is my budget ? Before spending hundreds of dollars or more designing a home that is above your budget, contact us to see what size and style will meet your budget. Once we decide a size and style of house that meets your budget you can go to a plans designer to have it drawn up. We can point you in the right direction for design people. Check what services are in your area, does my property have water, sewer, gas and electricity and if not these could be a large factor in your budget. These steps should get you started. Do I receive a warranty on my new home?

Absolutely! Zeller Construction warranties your home through a provincially mandated program named TARION. There is no actual builder licensing in the State but all builders who act as general contractors are legally obligated to register your home and provide warranty coverage.  

What is the advantage of building a new custom home?

The answer is in the question it’s Custom! You pick the exact home you are looking for instead of settling for a home that doesn’t suit you. The style of the ceiling, the size of your ensuite down to the colour of your nursery, everything in your new home will be exactly how you want it.

How long does it take to construct a house?

That’s a tough question considering all the different styles and sizes of homes these days but an average style 1,200 Sq ft home to could be built in as little as 4 months, 3,000 Sq Ft 8 months, larger and more unique possibly over a year. Please contact us for any further information.

The best advice we can give you is …….before you start, even before you buy the property, please call us. We understand that like most people, you have a budget and we want to help you design and build the home on a property that will meet your budget.

Can I make changes to the plans?

Of course, we did say custom. We realize that not everyone can see their new home exactly as they want it on a set of blue prints. We encourage our customers to do frequent walk throughs especially during the framing stage so they can get a feel for their house and if there are any changes we can address them before the drywall stage.
